Area51 - Bay Roberts: Helping Dad with House Repairs 2025
April 28th: Dad's house in Bay Roberts has become a nice rental property having listed it on Air BnB numerous times. Last fall he took on a long term rental providing housing to a family new to the area, but it didn't work out great. They did not stay long, just a few months and their kids ransacked the entire house drawing on literally every surface with coloured markers.
Dad and Iris spent days and days cleaning surfaces, furniture, you name it but some areas needed to be re-painted and Dad needed a break. I headed out over the highway and we got to work starting with painting the rear bedroom a fresh brighter coat of blue.
The broken closet doors were repaired and reinstalled.
Next up was the bathroom which had to be completely painted from baseboard to ceiling utilizing the same colour scheme as before.
By far the most time consuming part of the project was painting the inside and outside of every single door and piece of trim throughout the house! In the end special primer had to be used to mask the marker and two coats of bright white had everything looking fresh once again.
June 16th: This week found me back in Bay Roberts taking on another repair project with Dad. This time we will be replacing the seriously dilapidated shingles on the roof of the shed which recently started leaking.
Sun and weather right off the salt water sure took their toll on this roof over the past 20+ years!
It took awhile, much longer than I would have guessed to get the first side stripped, all the nails pulled out and thoroughly cleaned in preparation for ice & water shield.
This was my first time installing new style architectural shingles, previously we've always used the traditional three tab shingles.
Thankfully the instructions were great so we were well on our way to installing them properly! I set up Dad inside the shed handling cuts & gumming while I took care of duties hunched over up on the roof.
Dad's trusty roof air nailer sure made the job a whole heck of a lot easier!
For supper today Iris brought down a full on feed of jigs dinner complete with my favourite, turnip greens! It was a fantastic meal and very well appreciated after a hard day's work!
After supper we took advantage of longer summer evenings and great weather (mercifully much cooler than it had been all day) to lay a few more tiers of shingles before the sun went down. This process was made even more efficient with the gracious help of Dad's buddy Don who kept me in good supply of gummed shingles up on the roof.
Progress was slowed as I had to trim around the woodstove chimney. When we reached the roof vents it made for a great stopping point for the day.
Early the next morning I was back to it and began stripping the 2nd half of the roof to set us up well for a productive day two. Once again it took quite a bit of time to get the old shingles off, nails pulled and everything clean and prepped.
By 3pm we had the first side completely finished which included carefully fitting shingles around the two roof vents.
The second side went much faster, partly because there were no cuts other than the ends, and because we were assisted graciously by another of Dad's good buddies Lloyd. Dad handled ground duties while Lloyd kept feeding me shingles to place and nail, and also relayed all important cut measurements to the ground crew.
By 6pm we were in great shape to finish up just in time for Dad to head out to a previously committed dinner engagement with Iris.
Left to my own will for supper, I decided to head up to Jungle Jims for a feed. Their French Onion Soup was absolutely wonderful.
As it was steak night I took advantage of the promotion and enjoyed the sampler of steak, ribs and wings.
On the way back to the house I stopped down to the Mad Rocks and then to the beautiful little cove in front of Fergus's Island.
The next morning I headed back up on the roof to finish final sealing around the roof vents and chimney. This tube contains the same product we've been using to gum the shingles, but in caulking gun form it's so much tidier to perform this finishing task.
By 3pm we were in great shape even after a morning of running around searching for and finally finding the special roof cap shingles that match this product over in Carbonear. Since these architectural shingles do not have tabs, they can't be cut to form a proper ridge cap.
These hip & ridge shingles are perfectly shaped and perforated to separate into three individual ridge caps without any cutting required!
With a chalk line snapped I set to work installing the final tier of this brand new roof. Dad gummed these on the ground while I added a dab over each nail as I went to ensure they were perfectly sealed.
All done! Only thing left now was to clean up, put away the tools and take down the scaffolding.
It was three days of very hard work but it was absolutely wonderful to spend time with Dad and complete a project together. It was not lost on me that just a couple decades ago I was his assistant on jobs like this while this week he was happy to be mine.
